Service Overview

What Is Single Family Home Moving?

Single family home moving is the professional relocation of the complete contents of a standalone residential property that spans every room, closet, garage, and outdoor structure to a new home. It is the most common type of residential move and, depending on the size and complexity of the property, can range from a straightforward half-day job to a multi-day estate relocation requiring an extensive crew and multiple vehicles.

At CEO Moving, our single family home moving service is designed to handle the full spectrum of Bay Area single family homes ranging from compact mid-century bungalows in San Jose to sprawling estate properties in Atherton, Hillsborough, and Saratoga. We bring the right crew size, vehicle configuration, equipment, and planning to every single family home move, regardless of its scale and complexity.

Bay Area single family homes present a remarkable range of moving challenges. Victorian homes with original narrow staircases, hillside estates with steep private driveways, gated communities with security access requirements, and modern estates with museum-quality contents all demand a level of local expertise and professional preparation that CEO Moving is uniquely built to provide.

Frequently Asked Questions About Single Family Home Moving

When should I hire a single family home moving company instead of doing it myself?

At the end of the day, it is a personal choice, however if any of the following situation applies to you, we recommend using the services of professional movers:

  • Your time is limited: when coordinating a DIY move, you need to take days off work, recruit help, and manage an exhausting physical process. For most families and professionals, the time saved easily justifies the cost of hiring a company
  • You have high-value or fragile items: fine art, antiques, grand pianos, wine collections, and custom furniture require professional handling and tools. If you have any of these items then hiring a moving company is the necessity
  • Your property has complex access: steep driveways, narrow staircases, gated entries, multiple floors, or high-rise elevators demand experienced movers with the right equipment to handle the heavy lifting and maneuvering
  • You are moving long distance: interstate moves involve logistics, insurance, and regulatory requirements that are genuinely difficult to manage without professional support
  • Your deadline is firm: a professional crew executes a complete move in a fraction of the time an inexperienced team requires. When timing is non-negotiable, professionals are essential to move in a day
  • Physical limitations are a factor: for anyone who cannot or prefers not to perform the physical work of moving, hiring professionals is the straightforward and obvious choice
  • You simply want it done right: the peace of mind that comes from knowing your belongings are in the hands of experienced, insured professionals is worth every dollar you invest into preserving your property and belongings
  • Licensing and insurance: verify the CPUC license for California moves. CEO Moving carries full licensing and insurance on every move and provides prove on request
  • Transparent pricing: avoid any company that gives unusually low estimates or refuses to put pricing in writing. A reputable mover provides a written quote with full fee disclosure
  • Background-checked crews: ask whether employees are direct hires or day laborers sourced through third-party platforms
  • Reviews and reputation: check google or any other platform reviews. Look for consistency across platforms, repeat business, and pay close attention to how the company responds to any negative feedback
  • Coverage options:  basic released-value protection covers items at roughly 60 cents per pound. Full-value protection covers actual replacement cost. Understand which you are selecting before you sign and choose accordingly
  • Written documentation: a professional mover provides a written bill of lading. This protects both parties in the event of any dispute or damage claim.
  • Communication quality: how a company communicates before your move is a reliable preview of how they will perform on move day. Prompt, clear, and proactive responses are a strong positive signal

The cost of a move depends on several factors including the size of your home, the distance of the move, the number of items being moved, and any additional services like packing or storage. Local moves are typically charged by the hour, while long-distance moves are usually based on volume and mileage. At CEO Moving, we provide free, no-obligation quotes tailored to your specific needs. Our pricing is completely transparent: no hidden fees, no surprise charges on move day. Contact us today for a fast, accurate estimate and see why thousands of families trust us with their move.

  • Home size and volume: the more items you have and the more complex your move is , the more time, crew, and truck space required. Decluttering before your move is the single most effective way to reduce cost
  • Distance: local moves are billed hourly, so distance directly affects total time. Long-distance moves are billed by weight and mileage or as a flat rate
  • Packing services: full or partial packing adds to the cost but saves time and protects your belongings. Most clients find it well worth the investment saving both on time and avoiding any damages
  • Specialty items:  pianos, safes, large artwork, and wine collections require additional equipment and expertise, which is reflected in the overall cost
  • Access conditions: steep driveways, long carries, multiple stair flights, or no elevator access all add time to a local hourly move.
  • Time of year: peak season runs May through September. Weekends and end-of-month dates are the most in-demand. Moving midweek or off-peak offers more flexibility
  • Coverage: basic released-value protection is included at no charge. Full-value protection, which covers actual replacement cost, is available at an additional premium and strongly recommended for high-value homes
  • Declutter first: every item you eliminate reduces volume, time, and cost. Donate, sell, or discard anything you no longer need before your move date
  • Book early: four to six weeks in advance gives you the best scheduling options and avoids premium pricing for last-minute availability or peak season prices
  • Move midweek: Monday through Thursday moves offer more flexibility and often better rates than weekend moves, particularly during peak season
  • Avoid end-of-month dates: the last three and first three days of any month are the busiest in the industry. Shifting by even a few days can make a meaningful difference
  • Pack what you can yourself: handle non-fragile items like clothing, books, and linens yourself and leave fragile and specialty items to the movers
  • Be ready when the crew arrives: incomplete packing, inaccessible items, or unclear instructions add billable time to your hourly move. Being fully prepared and making most of the decisions before the crew arrives is one of the simplest ways to stay on budget

The duration depends on the size of the home, the volume of contents, the number of crew members, and access conditions at both properties. As a general guide: a two to three bedroom home with a crew of three typically takes five to eight hours. A four to five bedroom home with a crew of four typically takes a full day. Larger estates may require multiple days and larger crews. CEO Moving provides a realistic time estimate as part of your written quote.

Yes. CEO Moving handles the complete contents of your property including garages, workshops, garden sheds, outdoor furniture, and garden equipment. We advise clients to drain fuel from lawn equipment before move day and to separate any hazardous materials, which cannot be transported on moving trucks. All other garage and outdoor contents are handled as part of our standard single family home moving service.

Yes. CEO Moving regularly handles relocations from estate properties with multiple structures including main residences, guest houses, pool houses, detached garages, and workshops. Our team lead develops a comprehensive plan that accounts for all structures on the property. Please provide details about all structures to be included in your move during the initial quote consultation.

While we take every precaution to handle your belongings with the utmost care, we understand that accidents can occasionally happen. Every move includes basic liability coverage, and we also offer full-value protection plans for added peace of mind. In the unlikely event that an item is damaged, our team will respond quickly and work transparently to resolve the issue to your satisfaction. We are fully licensed and insured, giving you the confidence that your belongings are in safe, responsible hands from start to finish.

We accept Visa, MasterCard, Discover, Amex, Cash, Zelle, and Venmo.

Our fleet includes a variety of trucks ranging from 18ft, 22ft, and 26ft, assigned to each job based on the size of the move and the items to be moved. We own our trucks.
